Agenija d.o.o. is a company providing short term tourist rentals as well as the managing of owned or contractually leased properties.

The customer is any private person or legal entity that makes an accommodation reservation with Agenija d.o.o.

Upon every written or oral reservation confirmation, the customer fully accepts our general terms and conditions, which are published on our official website.

The working hours of the company Agenija d.o.o. are every weekday between 8 a.m. and 4 p.m.

- Offer content

Agenija d.o.o. conducts business exclusively online therefore the offer changes frequently and quickly.

All prices are in Euros (EUR) and are valid until further notice.

The company Agenija d.o.o. is subject to value-added tax (VAT), so VAT is already included in the price published on the website. Prices are valid at the time of reservation and do not have a predetermined validity period.

The photographs and descriptions of accommodations are true and genuine however, we allow the possibility of error when entering the data into the system.

The accommodation units are appropriately categorised in accordance with the Republic of Slovenia’s electronic categorisation system of accommodation establishments.

- Inquiries

All enquiries must be made exclusively by email to Each enquiry must include the basic criteria and wishes according to which the provider will prepare an offer.

- Reservation confirmation

The customer must confirm the reservation in writing. The customer’s contact information, provided at the time of booking, will be used solely for the purpose of communicating regarding the relevant accommodation reservation. The confirmation of the reservation is considered upon receipt of a non-refundable prepayment in the amount of 10% of the total reservation cost.

One week prior to arrival, the customer will receive an email to the address given at the time of reservation, which will contain the information regarding the accommodation as well as a request for submitting information of all the guests staying in the accommodation. The customer is obliged to submit the guests’ information diligently and exactly as they are written in each guest’s travel document. The provider will register all guests with the police administration’s system upon their arrival. The customer is criminally liable if he or she fails to promptly submit complete and correct information regarding all of the guests staying in the accommodation to the provider.

The information provided will be used exclusively for the purpose of registering guests.

All of the provider’s accommodations are self check-in establishments: the customer will gain access to the accommodation according to the instructions that will be sent to the customer, by the provider, upon the customer’s submission of the guests’ information.

The customer is only allowed to use the access information during their stay in the accommodation.

On the day of arrival, check-in is possible after 3:00 PM, and on the day of departure, check-out is by 10:00 AM at the latest. In case of early arrival or late departure from the accommodation, the provider reserves the right to charge any additional costs incurred to the buyer.

- Payment

The reservation payment is to be made via a bank transfer within the timeframe specified in the sent reservation.

The option for additional payment of the reservation is available through bank and credit cards via the intermediary Intersplet, as well as through the online payment system PayPal. With both additional payment options, the buyer agrees to cover the commission costs specified in the sent reservation.

- Cancellation and payment terms

To confirm the reservation, a non-refundable prepayment amounting to 10% of the total reservation cost is required. The remaining balance of the reservation is to be paid 7 days prior to arrival.

In case of cancellation by the customer 7 days or more before arrival, the prepayment amounting to 10% of the total reservation cost will be retained. For cancellations made 6 days or less before arrival, the full amount of the reservation will be retained.

If the reservation is not paid in full 7 days or more prior to arrival, the provider reserves the right to automatically cancel the reservation and retain the prepayment.

The guest can modify the reservation provided that the provider agrees to it. The modification can involve changes to the name of the reservation holder, reservation dates, the number of people, and guest structure. Changes to the reservation dates 7 days or less before arrival are not possible.

In case of a no-show, the reservation payment is non-refundable.

- Provider's reservation changes and cancellations

The provider has the right to offer a change of accommodation or to issue a cancellation if unforeseen conditions, that cannot be avoided or eliminated, arise.

- Provider's and buyer's obligations

The provider must ensure that the customer receives their accommodation access instructions in a timely manner. The provider must also ensure the accommodation is clean and comfortable.

The customer must produce valid travel documents and respect the rules of the accommodation. The customer must also treat the accommodation, together with the inventory, with due care.

- Insurances

The buyer is responsible for their own luggage during their stay. The provider does not accept liability for lost or damaged luggage. Additionally, the provider does not accept liability for damages to vehicles parked in the parking area of the accommodation.

- Handling complaints

The customer has the right to file a complaint in case of inaccurately published photographs, incorrect information about the accommodation, cleanliness issues, or malfunctioning inventory.

The customer waives their right to a complaint if the reasons for the complaint are: adverse or unfavourable weather conditions, lack of cleanliness or the condition of the wider environment, local water or electricity supply issues, crowds…

A complaint must be submitted in writing to within 24 hours of arriving at the accommodation. The provider is obliged to address the deficiencies, replace the accommodation unit, or make a partial refund. The maximum reimbursement after a complaint can only be up to the amount paid.

- Competent court

The parties will try to resolve any dispute amicably through mutual agreement. In the event that the parties fail to resolve a dispute, the legal jurisdiction over the matter is held by the Kranj District Court and all further actions regarding the dispute must be directed and resolved there.

General terms of gift vouchers

The producer of gift vouchers/certificates is Agenija d.o.o., Borovška cesta 66, 4280 Kranjska Gora

You can use the gift voucher in its value for services of payment and renting the apartments listed on website of the producer until the date of validity. You can use the services only with the original gift vouchers.

You can not trade gift vouchers for cash.

Gift voucher is transmittable to a different person but only in its whole value.

In case the cost of the selected services is higher than the gift certificate, the guests is obligated to pay the price difference. In case the cost of the services is smaller than the value of gift voucher the producer does not return the difference to the guest.

In case the gift voucher is stolen, lost, destroyed, its owner is not entitled for compensation or new gift voucher.

When using the gift voucher you must provide the original gift voucher issued by the producer. Photocopies or pictures of the gift vouchers are not valid for use.
